This bodes well for real estate homeowners, seller, buyers, and investors. Nevertheless, Tucson-area real estate remains one of the most affordable real estate markets in the country!
The greater-Tucson real estate market is currently a Seller's Market as is most of the country. There is very little inventory. Due to price appreication and principal payments, there has been consistent equity growth. This benefits homeowners and investors. Nevertheless, considering the fact that Tucson-area home prices are relatively low compared to the rest of the nation, it's a great time to buy and/or sell property in the greater-Tucson area.
The average List Price increased to $239,287 from $230,186 in March. The median home price is $192,500. With a population of just over 500,000 people, Tucson is growing. Catapillar is opening for business with a potential new hire of over 7000 people, Rathyeon continues to grow and hire more people, The University of Arizona is also growing and hiring (and a great asset for residences with conferences, lecture series, concerts, dance recitals, and a slew of young adults which keeps the area vibrant), and there are a bevy of other service-related employers that are hiring. All of this puts upward pressure on housing prices. Home sales over a million dollars remain sluggish, and buyers of homes in that price range should expect more flexibility from the sellers.
The average amount of days on the market for Tucson-area homes has fallen to 44 days. In some areas, homes are literally selling in days for asking price or close to it. Tucson is verdant even in the lower desert areas. The weather is great throghout 7 months of the year, and, despite the intense heat, not too bad in the summer.
