Miramonte Neighborhood, Tucson, AZ
The Miramonte neighborhood in Tucson, AZ has been developing since the 1920s. The Miramonte neighborhood is currently considered an up-and-coming “downtown” neighborhoods due to gentrification, and is chock-full of fantastic single family properties. Miramonte sits South of Speedway Blvd. and North of 5th St in the corridor between Country Club Rd and Alvernon Way. The University of Arizona is very close, and offers many amenities (connected by the 3rd St. Bicycle Route) to students and local adults. Miramonte also sits very close to University Medical Center which not only provides fantastic care, but many job opportunities. The downtown Tucson area seems to be offering more and more things every year. The gentrification process has gone on for decades, and the downtown now offers housing, great eating and drinking establishments, museums, and theaters. Fun, historic Himmel Park and Library sits in the neighborhood as well. The Miramonte neighborhood's location is fantastic for those who like being close to the “action”.
There is not a straight, grid-iron layout to the Miramonte neighborhood which is quite refreshing, and adds more charm to this great part of Tucson. Miramonte is a low-density area of generally older homes. Many properties in the neighborhood have been renovated. There are still some great opportunities to buy an older, fixer-upper at a lower price then the already renovated, beautiful properties in the Miramonte neighborhood. There are currently 8 properties for sale in Miramonte, one of which is a “fixer-upper”. The renovated homes generally are priced between $140K /sq.ft. - to $200K+ /sq.ft. Currently, the properties in the Miramonte neighborhood that are for sale range from the mid $200Ks – the mid $400Ks. The one property that is currently for sale that would be considered a fixer-upper and is priced in the low $100Ks. Many more properties abut the neighborhood on all 4 sides.
The demographics on the housing in and around the Miramonte neighborhood are quite diverse and improving.
Many office and commercial properties are quite close by, but Miramonte feels like a private, quiet enclave of great residential properties.
