The Catalina Foothills are a georgeous part of Tucson with lower and upper-Foothills homes for sale that are truly breathtaking. Central to everything Tucson has to offer, the Catalina Foothills abut the Catalina Mountain range which tops off at over 8500 feet above sea level.  The neighborhoods in the foothills are generally high-end, but there are still opportunities to buy homes for people on a lower budget.  

VA loans are a great benefit available to all veterans.  They are available to veterans, reservists, active-duty personnel, and surviving spouses of veterans based on military entitilement.  One can make a downpayment and use a VA loan (for underwriting purposes that help a veteran qualify) or use the zero-down option up to $417,000.  This is plenty of money to put one in one of the nicest areas in all of Tucson, AZ; The Catalina Foothills. 

VA loans do not require a down payment, do not require cash reserves, do not have an application fee, and have no monthly mortgage insurance premiums.  The VA funding fee (waived for disabled veterans) can be financed.  The Seller is required to pay certain clsing costs thus decreasing the closing costs to the buyer.  These closing costs can be financed though (albeit an odd get-a-round).  VA loans can be used to pay off some consumer debt with VA refinance programs.  1-4 unit primary residences are allowed with some restrictions.  And, there is VA assistance to veterans in default.  

Many folks are not aware that they can become a home owner again is they've had credit challenges in the past.  A VA loan can be procurred 2yrs from a foreclosure.  There is no waiting period with a VA loan if someone has been through a short-sale.  VA loans are available 2 yrs from discharge of a Chapter 7 bankruptcy and 1 yr from discharge of a Chapter 13 bankruptcy (Buyer must receive permission from the court to enter into a mortgage). VA loans can be refinanced up to 100% of appraised value and a "streamlined refinance program" is available.  The interest rates on VA loans are very competitive.  There are no penalties for early payoff or balance reduction.

Living in the Catalina Foothills is attainable with VA loans with nothing out of pocket!  Last week in Tucson, 22 homes in The Foothills went to contract.  15 were priced from $279,900 to $585,000. 6 were priced from $649,000 to $889,000. 1 mega deal took place at $1,100,000. Catalina Foothills homes can run into the multi-millions with the priciest home in Tucson located in the foothills at $12M.  The area is truly lovely.  With the mountains within walking distance and providing incredible views to the city views one looks down upon, The Foothills charms all. Currently there are 291 homes available in The Foothills.
